HOUSEKEEPING
Here are some “household hints”, many of which emanate from the rules and regulations contained in the Condominium Documents or are polices adopted by the Board of Trustees. Call the management office if you have questions. Complaints about violations of rules and regulations should be made in writing and addressed to the Board of Trustees c/o Salisbury Management.
AIR CONDITIONING
Air conditioning power switches, both inside (fuse box) and outside (external box located on main outside compression fan), should be in the "off" position during the winter months.
CHIMNEY CLEANING
Unit owners are responsible for the inspection and the cleaning of their fireplace chimneys. Manufacturer's literature recommends inspection twice a year and cleaning if necessary. Inspection is recommended, even if the fireplace has not been used to check for obstructions such as bird's nests, leaves, dislodged chimney parts, etc.
DECKS
Decks, although they are common property, are for the exclusive use of the unit owner. Decks are not to be used for storage of personal items, toys, bikes, strollers or the drying of any items, i.e. clothing, towels, etc. Staining and repairs are the responsibility of the Indian Brook Trust.
FIREWOOD
Firewood may be stored beneath decks at least three feet away from foundations and exterior walls or on decks if stored in a stacker. This prevents mildew formation, insect infestation and premature deterioration of common area elements.
FLOWERS
Unit owners may tastefully plant flowers in mulched areas adjacent to their units. Please be sure to plant one (1) foot back from the bed's edge to prevent the landscaper's edger from damaging your plantings. The removal or planting of trees and shrubs requires prior approval of the Trustees.
There is a landscaping committee. Please contact the trustees if you’d like to guide us in the placement of plants and shrubs and the choosing of plant types and locations.
FRONT DOORS
The "K2" model by Stanley is the only door approved for front door use. If needed, glass inserts can be replaced easily by purchasing replacement "door lights" at any local home improvement store. If replaced, it is the owner's responsibility to paint the inserts to match the Association’s trim colors. The Management Company has all pertinent information on file.
FURNACES & FILTERS
It is the unit owner's responsibility to change furnace filters twice a year as recommended by the manufacturer. The Lennox furnace requires a filter supplied only by Lennox dealers. Two local heating contractors that provide service and maintenance of Lennox furnaces and air conditioners are:

There are others. The Trust is not making recommendations for any heating contractor.
HEAT
When the outside temperature is at freezing or below, the heat in a unit should never be turned off. Water in pipes which service all units in a building can burst and cause severe damage. The unit owner who neglects to keep their unit adequately heated is responsible for all damages.
INSURANCE
The Trust carries a master policy covering common areas for damages and liability. It also covers a unit's fixtures, floor coverings and builder-installed appliances. There is a $5,000 deductible on this coverage. Insuring your own personal property against losses and liability within your unit is your responsibility. The "dwelling" section of the standard HO-6 condominium owner's individual policy may meet the deductible on fixtures. Damage to a unit owner's property caused by leaks from outside the building is the unit owner's responsibility. LEASING/RENTING A UNIT
In order to comply with condominium documents and secondary mortgage market requirements; units may be rented only with the permission of the Board of Trustees. See the rules page for the complete Rental Rules and Regulations, adopted by the Trustees March 21, 1993. Copies of the rental forms required may be found on the forms web page and are also available from the management office.
PETS
Permission to own a pet requires prior approval of the Trustees (see form in Appendix B). If a pet creates noise, is allowed outdoors without supervision or a leash, relieves itself on walks or landscaped areas or in any way creates a disturbance or unpleasantness, the Trustees may fine the unit owner or request that the pet be immediately removed from the condominium. It is the unit owner’s responsibility to clean up after their pet. Please refer to Rule 18 of the Indian Brook Condominium Trust's Rules and Regulations.
SCREEN/STORM DOORS
To maintain the quality and appearance of the buildings, the Trustees have approved one door: the "Forever" full-view door (almond in color), manufactured by EMCO. This door is available at most building supply warehouses. Installation requires prior approval by the manager.
SIGNS
"For Sale", "For Rent", "For Lease", or other like advertisement signs displayed in unit windows or outside of units are prohibited.
SMOKE & CARBON MONOXIDE DETECTORS
Each unit has smoke alarm fixtures wired into that unit's electric circuitry. The alarm will not sound in other units in the building. Periodic vacuuming of units will prevent inadvertent alarms.
Massachusetts law also requires that all residential units must also be equipped with carbon monoxide detectors. Such detectors are not supplied or maintained by the Condominium Trust. They are the responsibility of each unit owner to purchase, install, and maintain. Detectors need to be placed within ten feet of each bedroom door and near the furnace. WINDOWS
Repairs and replacement of the window sash (glass and wood frame attached) inserts ("Grills"), and screens are the responsibility of the unit owner. The manufacturer for atrium doors and windows on units constructed before 1992 is WEATHERSHIELD. Units constructed in 1992 and later (#5-20 Turnbridge, Birchwood) have BiltBest Windows. These windows or their exact equivalents must be used if any windows are replaced.
