UTILITIES

 

Gas, electricity, telephone and cable/satellite TV are the responsibility of each unit owner.  Water bills and rubbish collection is included in the condominium fee.  Also included are such items as snow removal and maintenance of the association buildings and grounds.

Satellite television (452 channels) is also available from providers DirecTV and DISH Networks.  Placement of satellite dishes must meet the condo association guidelines and should be approved through the Management Office.

Complaints about violations of rules and regulations should be made in writing and addressed to the Board of Trustees c/o Salisbury Management.  See Appendix D for rules.

 

OUTDOOR LIGHTS

Lamppost lights are energy saver light bulbs.  Burned-out bulbs should be reported to the manager promptly as good lighting is necessary for security and safety.  Outdoor lights, adjacent to unit front and rear doorways, are the responsibility of unit owners.

 

RUBBISH

A private contractor collects rubbish once a week on Mondays (Tuesday for Memorial Day).  No paint, engine oil, antifreeze or other toxic substances will be accepted.  Put your trash into plastic bags and place it in your own trashcans, preferably plastic ones with locking lids.  This eliminates noise and littering by curious dogs and birds.  Place your trashcans at the end of your walkway, no earlier than 7:00 p.m. the evening before.  Trash cans must all be beige or tan in color and be stored neatly out of sight when not awaiting pickup.

 

Unit owners are charged separately for the removal of furniture, appliances and other large items.  Call to arrange a time for the pick-up of these items:

SNOW REMOVAL

The Association contracts Snow removal with Maximum Grounds of Upton and Hopkinton.  Maximum Grounds will clear the streets, mailboxes and parking areas with blade-equipped vehicles after 3 inches or more of snow has fallen.  Unit owners are responsible for removing snow and ice from their decks and walkways.  After the snow has stopped falling, watch for the snowplow and move your cars promptly so that the entire parking lot can be cleared.  Typically, there is a return trip by the contractor between 10 AM and Noon following the day of the storm to clean up the parking areas.  Cars will need to be removed from the lots during that time to insure a proper job.

 

WATER

The Town of Hopkinton provides water from town wells.  There is one water meter for each building.  The Condominium Association pays water bills.  Water for the irrigation system is supplied by wells on the property and this cost is included in the condo fee.

 

The shut-off valve for water to the entire building is located in the end unit, which has the water meter, attached to its outside wall.  Inside that end unit, the meter sits on the floor with two large yellow levers, one before the meter and one after it.  Pulling the levers to a 90-degree position relative to the pipe turns the water off.

The water shut-off valve for each unit is a yellow handled lever located above the water heater.  Pull down to turn the water off for the unit.
